Our 3520 sq ft 5 br 4 bath home has been on the market for 98 days. Not even a peep from the Prudential agent. We ARE SUPER UPSIDE DOWN on the mortgage My very upscale neat as a pin,predominantly black professionals neighborhod has slowly deteriorated (foreclosures, Cultic Church missionaries, junkies, drug dealers, circumcision advocates,Republicans, Amway, Mary Kay ilk).
Thinking of just walking away and buyiing a pre-owned yurt somewhere near ChrissyM.

It sounds like you need my help so badly. If it were me I'd buy the biggest fence possible made out of adamantium(lol) or thick bricks and just put up a big automated gate on it. Then post huge no trespassing signs.

The value of your house may not go up that much but you will certainly sleep better at night.

The HOA bylaws restrict fences? Then shouldn't they restrict drug lords and cults too? Go to the next big meeting and propose a gated community or you'll sue for the right. Your property value will probably sky rocket if they put in a good fence and require everyone to put in codes to access everything.

I'll talk to you on email. Don't want to hijack this thread. We went through the gated community cha cha cha with HOA in 2006! My office prepared lawsuit. Our dearest friend, the minority builder/developer died March of 2006. His company could have solved the gate problem for the 14 homeowners.Then the project got bogged down with variances, zoning, easements and right of way issues,legal fees.

I think the "dance hall" was a nice touch. Crossy loves to ballroom dance.There is way too much wasted space, I'll agree. The master bedroom looks like it could accomodate the Mormon Tabernacle choir. Frankly I just need enough space for NJQT,Tex Man and her mom and dad plus her critters and Crossy and his precious pusses. The pole barn could be converted to a workshop for me to do origami.

What garden? It's got a few trees and acres of grass. All you need is a big mower or maybe a combine. :rolleyes:

As for the 5000 ft house... been there done that, no thanks. It's still too much.

I never heard of an HOA forbidding all fences. :confused: Maybe certain types of fences, like no split rail rustic stuff.

Sorry, but out here in the West we refer to homes like that as "Yet another tastelessly rendered castle starter kit." The Truckee Valley, Incline Village and Mindin --- all areas on or close to Lake Tahoe that fall into that category of similar homes are currently being short sold as "tear downs" because they're a blight on the natural scenery. But good luck on getting at least a full 6% commission regardless for what that atrocity sells for. Seriously, good luck. Especially with the cheap Celietec panel ceiling in the "ballroom" and that totally inadequate sized "cement pond." If that were my listing I'd have to do a distracting song-and-dance to deflect a qualified buyer from looking up in that room -- maybe it would make a good gym. I commiserate with your frustrations when it comes to being a Realtor. Those who don't sling dirt for a living think it's easy. Nothing could be more inaccurate.

P.S. Fuck the souffle idea and just layout a selection of good wines and some ramake (sp? broiled chiken livers wrapped in bacon). Wouldn't hurt to bake some cookies or a vanilla cake in an oven the same time you have an open house. Food make's people buy the stupidest things.

Rumaki


12 slices bacon, halved crosswise
12 ounces chicken livers, halved
12 whole water chestnuts, halved



Marinade:
1/4 cup soy sauce
1 teaspoon fresh minced ginger
2 tablespoons dry sherry
1 teaspoon sugar



The Rumaki Recipe begins with the marinade, of course: Combine soy sauce, ginger, sherry and sugar in a small bowl. Add the chicken livers and water chestnut pieces and marinate them in the refrigerator for 1/2 hour.


Place 1 chicken liver piece and 1 chestnut piece in the center of each bacon-half, wrap, and secure with a toothpick.


Place the Rumaki on a broiler pan or shallow baking pan and broil, about 5 or 6 inches from the heat, until the bacon is crisp, about 10 to 15 minutes.

Or, you can bake the appetizers in a 375° oven for 20 to 25 minutes.

Serve hot. Makes 24 appetizers.

I Didn't catch the "Ceilitech ceiling in the ballroom" What is that exactly? I liked the ballroom.

StraightCock - Yes, yes, Oh massive one in the groin... Our bylaws say NO FENCES period of any flavor EXCEPT around a swimming pool. The Crossy's have no pool. I learned that a swimming pool is not neccessarily a big selling point.To a young family with kids maybe.
