I myself would not get further into this unless you can be comfortable just having sex with her. As to him not knowing, maybe he does, has she said whether she's been open with him about this? Some people are in relationships that work that way. The way you present the matter indicates she is living with him while going to school. Maybe she just does the sex as a thank you and has no intentions of going further in a relationship with him.
